Whether you installed the hardwood floors in your home or they were there when you bought the house, you may wonder when you will need to refinish them. As a floor refinishing company, we believe it is important to note there is not a set number of years. So we will not say flooring must be refinished every five, ten or any number of years. Instead, your need to refinish depends on the type of finish, your lifestyle, and the flooring itself.
Remember, There are Two Processes
When it comes to hardwood floor refinishing, you may need one of two processes depending on the state of the floors and your goal for the end result. A buff and recoat (or screen and recoat) removes the topmost layer. This layer may also be called the finish. Then your floor refinishing company puts down a new protective layer.
The other refinishing process includes stripping the floor of the finish and the stain. This leaves you with bare wood. We employ this process when a homeowner wants a new color for their floors or when there are significant dents, scratches, and other imperfections that need to be removed.
Buff and Recoat
The top layer of flooring can be called many different terms depending on the floor refinishing company you work with. Finish, varnish, topcoat, and polycoat are a few. They all mean the same thing. When your floors begin to look dull, it’s time to screen and recoat. We often recommend this within about five years of the original finish, but remember this can vary depending on your lifestyle and other factors.
Total Refinish
If you’re ready for a new look for your home but love your hardwood floors, you can call your floor refinishing company and talk about a total refinish. This can be done at any point in the life of the floors. However, we refinish flooring most often after flooring has been neglected or abused—whether intentionally or unintentionally. Deep scratches, discolored areas due to fading, and areas where finish has completely worn off require a total refinish. If you keep your topcoat well maintained, your flooring may last for a much longer time.
