Your flooring company will sand the floors down to the bare wood before applying new stain and topcoat. If you are just looking to refresh your floors, you may be able to do a simple screen (or buff) and recoat. This process takes less time and although it’s sometimes called a dustless refinish, there is still dust. Here your flooring company only takes off the topmost layers. Sometimes they will put down a new layer of stain and sometimes only a topcoat.

Why Refinish Your Floors Before the Holidays

We’ve spoken with homeowners who think that it’s best to wait until after their visitors come to refinish their flooring. Although that may seem logical, when you have newly refinished floors, they’re actually more durable. The topcoat or finish better repels water.
